Our Team

RE/MAX Letting is led by Edward Agius who first joined the company in the days when RE/MAX Malta was known as JK Properties. Edward formed part of the team that earned the company a reputation for being the ‘Letting Specialists’ in Malta.

Today Edward is proud to lead the largest letting branch on the island, with several members of his team earning European recognition for their outstanding work and exacting standards.

Rental Market in Malta

Malta’s rental market is going from strength to strength, having remained stable over the last decade and showing considerable growth over the years.

This is partially thanks to the fact that Malta largely bypassed the 2008 global recession, but also because of the increase in the number of companies relocating to Malta.

Plus, this already buoyant market is topped-off with a healthy amount of tourist and expatriate rentals, as well as a smaller amount of local rentals by people who either do not wish to take on the commitment of purchasing a property, or are having their own property renovated. All this comes together to create a healthy market for rentals in Malta.

The strong state of the Maltese rental market is reflected in the fact that the RE/MAX Letting team has grown considerably to be able to satisfy demand. As a result, RE/MAX Letting associates are amongst the most knowledgeable and experienced letting agents in Malta.

The Procedure

Renting property in Malta is fairly simple and straightforward. After your requirements have been communicated to one of our specialist letting associates, a number of properties will be selected specifically to suit your needs.

A Letting associate will then accompany you on your property viewings, assisting you with your decision, and refining the search to suit any changes in the initial plan.

Once a property has been chosen, RE/MAX Letting will negotiate a rental price with the landlord that’s fair to all parties. A letting contract outlining any specific terms agreed between the parties will then be drafted and signed.

Standard procedure is to collect one month’s deposit a month in advance, and another half-a-month’s rent plus 18% VAT as the agency fee.

It is worth noting that properties are rented at a slight premium when the total duration of the lease is less than six months. The agency fee in these cases is 10% of the total amount.

Once all has been signed and paid, the tenants are free to move in. However, our service does not end there. RE/MAX Letting associates are trained to assist our clients throughout the entire term of the contract. To this end, RE/MAX Letting offers a complete concierge service, including assistance with the installation of internet, telephone and television services, the taking out of insurance, sourcing housekeeping services, property maintenance, and more.

In Malta – there is a wide selection of rental properties that will suit your budget and criteria. Pricing ultimately depends on the location that you are searching. According to our statistics one and two bedroom apartments are the most popular due to the strong demand from singles or couples looking for a single family home. These apartments are like gold dust and are snatched up even prior to the ending of the previous tenancy. Three and four bedrooms apartments are also in high demand. The target group that usually selects these apartments are families, however we also find groups of two or three single persons joining up to avail themselves to more space and better amenities.

The demand for apartments and penthouses has grown proportionately to cater for the influx of staff and executives of companies relocating to Malta on work assignment.

One will find apartments and penthouses located right on the seafront, within luxury seaside communal developments as well as apartments within walking distance of the Mediterranean Sea and local beaches.

The most sought after areas for rentals are where most commercial office space, retail shopping areas, beaches, catering establishments, hotels and bars are located are in the Sliema, St Julian’s, Gzira, Msida and close by surrounding localities.

Luxury villas with pool, terraced houses and townhouses may also be found nearby whereas, if you prefer to be off the beaten track you may discover houses of characters and farmhouses within 20 minutes from the main centre.
